Modified Bitumen / BUR (Built Up Roofing)
Modified Bitumen (MB) roofing is an asphalt-based hybrid of the Built-up-Roof (BUR) designed for buildings with low-slope or “flat” roof structures.
Dark modified bitumen roofs can reach 150°F or more in the summer. A black modified bitumen roof absorbs a lot of the sun’s heat in the summer. Extremely High temperatures on the roof and UV-rays accelerate asphalt degradation very quickly. To make things worse, the heat build up raises plenum temperatures thereby increasing cooling costs in the building. Cracking and alligatoring will occur on Mod Bit and BUR roofs which will allow moisture penetration. Leaks on a Modified Bitumen roof are very difficult to indentify. A Weather Barrier Seamless white roof coating system is a very cost effective solution for building owners. If a reflective coatings is applied within 5 years of installation of a modifided bitumen or BUR it can extend the life of the membrane by 15 years or more.
